Building Inspector

Summary:
The purpose of this position is to enforce minimum regulations for building systems using prescriptive and performance related provisions mandated by adopted State and local codes. To perform field inspections of residential and commercial building projects, conduct periodic field inspections before and during construction, enforce codes and regulations, maintain a variety of files/records and related areas of assignment.
This class works independently, under limited supervision, reporting major activities through periodic meetings and daily reporting.
Essential Duties
- Performs inspections at various stages of construction for compliance with building construction codes and policies. Examples include:
- Building – inspects footing, slab, wall, beams/columns, roofs, concrete, framework and the installation of components and cladding.
- Electrical – inspects pipe size, breaker size, wire size, circuit layout, fixtures and equipment.
- Plumbing – inspects soil lines, pipe size, location of fixtures, water supply lines, vents and shutoffs.
- Mechanical – inspects duct sizes, penetration protection, equipment schedules, ventilation system, gas installation and material specifications.
- Reads and interprets plans, specifications, correspondence and related construction documents.
- Provides technical assistance and advice on difficult or unusual construction problems, methods or materials.
- Performs emergency inspections to resolve difficult problems.
- Explains and interprets construction codes for owners, contractors, design professionals, the general public and construction inspectors.
- Prepares and maintains technical reports.
- Obtains evidence and prepares any necessary reports in order to offer testimony against code violators.
- Performs various clerical and office functions as required.
- Performs related work as assigned.
Minimum Education and Experience Qualifications
- Requires High School graduation or GED equivalent supplemented by specialized courses/training equivalent to completion of one year of college in construction management, engineering or related field.
- Requires four years of experience in a related field; or an equivalent combination of education, training and experience.
- Preference will be given to applicants with valid International Code Council credentials.
Special Certifications and Licenses:
- Successful completion and maintenance of certifications as required.
- Residential Combination Inspector Certification – International Code Council.
- Must possess and maintain a valid state driver’s license with an acceptable driving history.
Physical Demands
Performs medium work that involves walking, standing, stooping, jumping, climbing, stretching, or lifting all of the time and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis or exceptional skill, adeptness, and speed in the use of fingers, hands, or limbs in tasks involving very close tolerances or limits of accuracy.

- Bright/dim light; Dusts and pollen.
- Extreme heat and/or cold; Wet or humid conditions.
- Extreme noise levels, Animals/wildlife.

- Radiation; Disease/pathogens.
- Toxic/caustic chemicals; Explosives; Violence.
